We need to make ourselves heard. It is about all Raleigh neighborhoods and Raleigh’s Future. This is a BAD project for Raleigh and would set a dangerous precedent that will affect all neighborhoods. It will not help solve the affordability issues but will cause significant development and planning issues.  Please send comments to the Planning Commission planning.commission@raleighnc.gov and City Council citycouncilmembers@raleighnc.gov sample letter content HERE  

Z-12-25 Main Opposition Points 

  • The facts are clear: >12 stories, 240 ft from historic homes and in a transition area, violates plans, 47 policies, 2 tables and 3 core definitions. There is not a single policy or plan that would support >12 stories. “Stick to the plan” (More Details, NO Z-12-25 overview presentation with pics)
  • If they force this here, where policy is clear, it will set a dangerous precedent to do this near any neighborhood. This is not an HGBN issue.  All neighborhoods are at risk! Especially Mordecai, Roanoke Park, Georgetown, Mordecai Village and Glenwood-Brooklyn (See Article)
  • Breaking all the rules and setting a bad president will not help affordability (See Article). Improving affordability requires many buildings to be built with a variety of price points, protection of naturally occurring affordable housing, and balancing the volume of units owned/managed by institutional investors. Rezoning alone will not help. Some of the 150,000 potential units need to be built and owners need to be incentivized to start projects.   
  • Current zoning of 12 stories offers a significant increase in density over current conditions, significantly increases the number of housing units and meets plans and policies. This same developer that received triple the entitlement from 4 to 12 stories without public input in 2015. 
  • This rezoning does not make sense. Urge Raleigh City Council, the Planning Commission and Staff to “stick to the plan(s)” that protect neighborhoods and aim to help Raleigh thrive (More Details)

The neighbors support the current zoning which allows for 12 stories.
