Public Meeting – August 11, 2026
The City of Raleigh Planning Commission will conduct a public meeting on Tuesday, August 11 at 9 a.m. at the Raleigh Municipal Building, 222 West Hargett Street in the City Council Chamber. Planning Commission meetings can be viewed on the city’s website and RTN 11.

Requesting approval of draft minutes from June 23, 2026 Planning Commission Meeting

This request is to allow for increased residential entitlement.

During their June 2 meeting, the City Council referred this request back to the Planning Commission. The applicant has submitted an amended application and conditions. Instead of seeking R-10-CU, the applicant is requesting R-6-CU.

At the June 23, 2026 meeting, the Commission deferred discussion of this item to allow the applicant to amend conditions.

Changes to previous conditions include prohibiting cemetery as a use, adding in language regarding how site access is addressed, reducing the limit on principal dwelling units based on site access and a condition regarding post-development stormwater discharge.

This request was previously reviewed by the Planning Commission during the March 10 and April 14 meetings. The Planning Commission recommended denial (8-1) of the R-10-CU request.

This is a Wake County initiated request to permit the parking of fleet maintenance vehicles on the site. Proposed conditions prohibit certain uses and limit development intensities for residential, office, and industrial uses.

This is a request to increase the maximum permitted building height from three stories to seven stories within the existing Neighborhood Mixed Use zoning at 3911 Western Boulevard.

This is a city-initiated request to facilitate the development of an affordable, multi-family housing project. The request would rezone the site to a single zoning district and increase residential entitlement.

The request proposes amendments to the existing zoning conditions for the site. The revised conditions would limit residential development to a maximum of 25 dwelling units, establish a minimum 15‑foot setback along the south and southwest property lines, and a minimum 30‑foot setback along the northern property line. The conditions also require installation of a traffic signal at the Edwards Mill Road and Carriage Drive intersection if the property is subdivided. If a traffic signal is not installed, the developer would provide a $10,000 contribution to the city for pedestrian infrastructure improvements.

This is a request to rezone approximately 2.93 acres at 2905 Hodge Road from Wake County Residential-30 (R-30) to Raleigh Residential-10 (R-10). The request would increase residential development potential and permit a broader range of housing types. Raleigh zoning would take effect only upon annexation into the city.
