The City of Raleigh Board of Adjustment will conduct a public meeting on Monday, July 13, 2026, at 1 p.m. in the City Council Chamber at the Raleigh Municipal Building, 222 West Hargett Street.

Whereas, John C. Griffin, III, property owner, requests a 6-foot lot width variance from UDO Section 2.2.1.A.2 to allow a 2-lot subdivision where the northern lot fronting Blue Ridge Road will be only 59 feet wide instead of 65’ as required. This request is for an existing .58-acre property zoned R-4 and located at 2716 Townedge Court. (Case to be deferred – will not be discussed at this meeting)
Whereas, Midtown Castle Ventures, LLC, Property Owner, requests a 15.2’ variance to the primary street setback requirements for accessory structures as set forth in UDO section 6.7.2.F1 to allow for a detached accessory structure (detached garage) to be located closer to the primary street than the proposed detached house on a 0.53-acre property zoned R-4 located at 4125 Windsor Place.
Whereas, Oak City Stays, LLC, Property Owners, request a 1,100 square foot variance from UDO Section 3.2.4.A1 to reduce the minimum lot area requirement for the apartment building type from 7,500 square feet to 6,400 square feet to allow an 11 unit apartment building on a 0.15-acre property zoned OX-3 located at 328 Chavis Way.
Whereas, Bram Raets and Shawen Raets, property owners, request (i) a variance to exceed the 40% maximum parking and driveway area allowance set forth in UDO Section 8.3.5.C.2.e in order to allow a 70.1% maximum parking and driveway area between the front building line and the front property line, and (ii) a variance of 13 feet from the minimum 40’ separation between driveways as set forth in UDO Sec. 8.3.5.C.2.c, to permit a circular driveway with a 27’ separation between them on a 0.23-acre property zoned R-6 located at 2406 Fairview Road.
Whereas, Southern Purchasing Group, LLC, Property Owner, requests a (i) 2009-foot variance of UDO Section 8.3.2.A of the block perimeter requirement to allow a 5009-foot block perimeter rather than the required 3000-foot block perimeter; (ii) a variance to the stub street requirements in UDO Sec. 8.3.4.C requirement that public streets be stubbed to the west and north property lines; (iii) a variance to the cross access requirements in UDO Sec. 8.3.5.D with regard to the abutting properties to the west and north; (iv) a variance to UDO Section 8.5.4.B that requires Diversity Way be extended northward as a Neighborhood Local street and that a Multifamily street with a sidewalk on the east side only be allowed instead; (v) a variance for complete relief from the requirement in UDO Sec. 8.7.1.A that water lines be extended to the abutting properties to the west and north; and (vi) a variance to the requirement in UDO Sec. 8.7.2.A that sewer lines be extended to the abutting properties to the west and north in order to construct two apartment buildings with a maximum of 90 total dwelling units on a 5.67-acre property zoned RX-4-CU located at 200 Diversity Way.
Whereas, George and Gilson Mayo, property owners, request a 5’ side street setback variance from UDO Section 2.2.1.B2 in order to construct a new detached house on a 0.27-acre property zoned R-4 located at 1501 Duplin Road.

Whereas, Tall Pines Custom Homes, LLC, Spectrum Homes, LLC, Passage Home, LLC, and Veronica Romero, Property Owners, request (i) a variance to the requirements in UDO Sec. 3.5.4 to allow an apartment building within Zone B of the neighborhood transition; and (ii) a variance to the 40’ maximum building height requirement in UDO Section 3.5.5 to allow a maximum height of 45’ at the Zone C line in order to construct a 250-unit apartment community on a 21.26 acre assemblage of parcels zoned R-10 located at 724 Wilson Street (PIN 1712029464) and RX-4-CU located at 3309 Garner Road (PIN 1712025389), 3313 Garner Road (PIN 1712028218), 718 Wilson Street (PIN 1712027490), 719 Wilson Street (PIN 1712028745), 720 Wilson Street (PIN 1712028481), 723 Wilson Street (PIN 1712120704), 725 Wilson Street (PIN 1712129628), 726 Wilson Street (PIN 1712120421), 800 Wilson Street (PIN 1712129628), 0 Wilson Street (PIN 1712029755), 0 Wilson Street (PIN 1712121704), 0 Wilson Street (PIN1712122613).
Whereas, Tonya R. and Chad R. Cook, property owners, request i) a 2′ variance from the 20′ rear yard setback pursuant to UDO Sec. 2.4.2.B.B4 and, ii) a variance from UDO Sec. 1.5.4.D.1.f to allow an 11’ wide bay window to encroach 1’ into the rear setback in order to expand an existing detached house on a 0.21-acre property zoned R-4 located at 4548 Dilford Drive.
