Public Meeting – June 8, 2026

The City of Raleigh Board of Adjustment will conduct a public meeting on Monday, June 8, 2026, at 9 a.m. in the City Council Chamber at the Raleigh Municipal Building, 222 West Hargett Street.

Whereas, John C. Griffin, III, property owner, requests a 6-foot lot width variance from UDO Section 2.2.1.A.2 to allow a 2-lot subdivision where the northern lot fronting Blue Ridge Road will be only 59 feet wide instead of 65’ as required. This request is for an existing .58-acre property zoned R-4 and located at 2716 Townedge Court.
Whereas Karen Pirozzi and David Guistina, property owners, request a 78’ variance from UDO Section 2.6.3.H.1 to allow an accessory dwelling unit to be placed 78’ in front of the front wall of the house on a .46-acre property zoned Residential-4 and located at 6809 Sandy Forks Road. This case is DEFERRED/PENDING: Not to be discussed at this meeting.
BOA-0002-2026 Whereas, John C. Griffin, III, property owner, requests a 6-foot lot width variance from UDO Section 2.2.1.A.2 to allow a 2-lot subdivision where the northern lot fronting Blue Ridge Road will be only 59 feet wide instead of 65’ as required. Whereas, 3513 Garner, LLC appeals a determination concerning street dedication for the 27.33-acre parcel, zoned Residential-10 Conditional Use, located at 3513 Garner Road.
BOA-0023-2026 Whereas, Oak City Stays, LLC, Property Owners, request a 1000 square foot variance from UDO Section 3.2.4.A1 to reduce the minimum lot area requirement for the apartment building type from 7,500 square feet to 6,500 square feet to allow an 11 unit apartment building on a 0.15-acre property zoned OX-3 located at 328 Chavis Way.
Whereas, Legacy Custom Homes, Inc., Property Owner, requests a variance of 3’ from the 30’ building height limit for non-tiny houses set forth in UDO Sec. 2.6.1.H. in order to construct one non-tiny (detached) house with a height of up to 33’ in the Mordecai Cottages cottage court on 0.28-acres zoned R-10 with NCOD overlay located at 1341 Courtland Drive.
Whereas, Legacy Custom Homes, Inc., Property Owner, requests a variance of 3’ from the 30’ building height limit for non-tiny houses set forth in UDO Sec. 2.6.1.H. in order to construct one non-tiny (detached) house with a height of up to 33’ in the Mordecai Cottages cottage court on 0.31-acres zoned R-10 with NCOD overlay located at 1337 Courtland Drive.
Whereas, Legacy Custom Homes, Inc., Property Owner, requests a variance of 3’ from the 30’ building height limit for non-tiny houses set forth in UDO Sec. 2.6.1.H. in order to construct one non-tiny (detached) house with a height up to 33’ in the Mordecai Cottages cottage court on 0.22-acres zoned R-10 with NCOD overlay located at 1335 Courtland Drive.
