The City of Raleigh Board of Adjustment will conduct a public meeting on Monday, May 11, 2026, at 1 p.m. in the City Council Chamber at the Raleigh Municipal Building, 222 West Hargett Street.

Whereas, John C. Griffin, III, property owner, requests a 6-foot lot width variance from UDO Section 2.2.1.A.2 to allow a 2-lot subdivision where the northern lot fronting Blue Ridge Road will be only 59 feet wide instead of 65’ as required. This request is for an existing .58-acre property zoned R-4 and located at 2716 Townedge Court.
Whereas, Angelica Medina, property owner, requests a 2.6’ variance from the required 5-foot side yard setback set forth in UDO Sec. 6.7.2.F3 and a variance of 381 square feet from the maximum floor area allowance for accessory structures set forth in UDO Section 6.7.2.E. in order to allow an existing shed to remain at 2.4’ from the side property line and for a total of 1,381 square feet of accessory structures to remain on a .26-acre property zoned R-6 and located at 3313 Dogwood Drive.
Whereas, Beyond Holding Collective, Inc., applicant, and Bible Way Temple, Inc., property owner, requests i) a variance for complete relief from the planting standard set forth in UDO Section 7.2.4.A.1. on the northern property line for a length of 205’9” and a depth of 10’ and, ii) a variance to shift the requirements contained in UDO Section 7.2.4.A.1. for a portion of the site (between the subject property and the adjacent 565 Bragg Street property) 12’ to the west of the property line due to an existing driveway for a length of 65’11” in association with a proposed daycare center on a 2.10 acre property zoned R-10 located at 1110 Holmes Street.
Whereas, Beyond Holding Collective, Inc., applicant, and Bible Way Temple, Inc., property owner, requests a Special Use Permit pursuant to UDO Section 6.4.1.C and UDO Section 10.2.9 to permit a daycare center with up to 200 enrollees on a 2.10-acre property zoned R-10 located at 1110 Holmes Street.
Whereas, Rebekah and Thomas Parker, property owners, request a i) variance from the minimum lot width requirements set forth in UDO Section 5.4.3.F.6.ii to legalize the existing nonconforming condition of a 132-foot wide lot in the King Charles South NCOD and, ii) a variance to the encroachments allowed by UDO Section 1.5.4.D.1.a to allow a porch to encroach in the primary street setback on a 0.84-acre property zoned R-4 and NCOD (King Charles South) and located at 215 Lord Berkley Road.
Whereas, White Memorial Presbyterian Church, property owner, and StepUP Ministry, applicant, request (i) a 10′ variance to the side yard setback for a civic building set forth in UDO section 2.2.5.B3, to permit the construction of a new civic building that would be located 0′ from the northern property line; and (ii) a 12′ variance to the rear yard setback for a civic building set forth in UDO section 2.2.5.B4, to permit the construction of the same aforementioned new civic building that would be located 18’ from the western property line on a 0.25-acre property zoned R-4 located at 1701 Oberlin Road.
BOA-0019-2026 Whereas, CASA, applicant, and the City of Raleigh, property owner, request i) A variance for complete relief from the 90’ primary street setback back set forth in UDO Section 3.6.1.G1 in order to permit a surface parking area with a 0’ setback from the primary street (Summit Avenue); and ii) a 160′ variance from the 200’ driveway spacing requirement set forth in UDO Section 8.3.5.C.3.c, in order to construct a 10-unit cottage court development on a 0.67-acre property zoned RX-4 and located at 15 Summit Avenue.
Whereas, Robert Kingery, property owner, requests a 10’ variance from the 26’ overall maximum height requirement pursuant to UDO Sec. 2.6.3.I in association with an existing detached accessory dwelling unit on a 0.84-acre property zoned Residential-4 and located at 2329 1/2 Windy Woods Drive.
