Board of Adjustment

Public Meeting – April 13, 2026

The City of Raleigh Board of Adjustment will conduct a public meeting on Monday, April 13, 2026, at 1 p.m. in the City Council Chamber at the Raleigh Municipal Building, 222 West Hargett Street.

Whereas Karen Pirozzi and David Guistina, property owners, request a 78’ variance from UDO Section 2.6.3.H.1 to allow an accessory dwelling unit to be placed 78’ in front of the front wall of the house on a .46-acre property zoned Residential-4 and located at 6809 Sandy Forks Road.
This case is DEFERRED/PENDING: Not to be discussed at this meeting.
Whereas, John C. Griffin, III, property owner, requests a 6-foot lot width variance from UDO Section 2.2.1.A.2 to allow a 2-lot subdivision where the northern lot fronting Blue Ridge Road will be only 59 feet wide instead of 65’ as required. This request is for an existing .58-acre property zoned R-4 and located at 2716 Townedge Court.
Whereas the City of Raleigh requests that the Chairperson declare withdrawn for mootness and failure to prosecute the March 24, 2022 appeal of administrative decision application filed by William Pollock, Margaret Pollock, Timothy Flynn and Gina Flynn in order to appeal the issuance of building permit number BLDR-005287-2022 for a single family dwelling located 1623 Canterbury Road (the “Appeal”).
Whereas, 3513 Garner, LLC appeals a determination concerning street dedication for the 27.33-acre parcel, zoned Residential-10 Conditional Use, located at 3513 Garner Road.
Whereas, Angelica Medina, property owner, requests a 2.6’ variance from the required 5-foot side yard setback set forth in UDO Sec. 6.7.2.F3 and a variance of 381 square feet from the maximum floor area allowance for accessory structures set forth in UDO Section 6.7.2.E. in order to allow an existing shed to remain at 2.4’ from the side property line and for a total of 1381 square feet of accessory structures to remain on a .26-acre property zoned R-6 and located at 3313 Dogwood Drive.
Whereas, Ryan and Sarah Reid request a 5’ variance from the 10’ side street setback as set forth in UDO Section 2.2.1.B.2 to reduce the setback along Willow Street in association with the construction of a new detached house on a .21-acre property zoned R-10 and NCOD (Oakwood Park) and located at 701 Edmund Street.
Whereas, David Ultis, property owner requests a 14’ variance from the 30’ rear yard setback as set forth in UDO Section 2.2.1.B.4 to reduce the setback along the northern property line in association with the construction of a new detached house on a .65-acre property zoned R-4 and located at 7000 Lone Oak Place.
Whereas, Robert T. Bostrom, as trustee of the Robert T. Bostrom Revocable Trust, property owner, requests a 25′ variance to reduce the rear yard setback set forth in UDO Sections 1.5.4.D.2.a and 2.2.1.B.4 from 30′ to 5′ to accommodate the installation of a generator associated with an existing detached house on a 0.28-acre property zoned R-4 and located at 935 Vance Street.
