The Committee recommended (6-0) that the request be placed on the May 12\, 2026 Planning Commission agenda.\n.\nA revised Masterplan was provided on May 1\, 2026\, that provided additional transportation considerations. An intent statement was provided that encourages enhanced bike and pedestrian amenities. A condition was provided that a bike ”Hub” will be provided with the first tier 3 site plan.\n.\nThe deadline for Planning Commission action is June 16\, 2026.\n\n\n\n\n\n\n\n\n\n\n\nE.\n\nOld Business\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\nE.1\n\nRezoning Z-57-25: 8020 Litchford Road\, 0.27 miles south of I-540 (ETJ)\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\nMetra Sheshbaradaran\, Planning & Development\n\n\n.\n\nThe rezoning is for a 20.27-acre portion of the overall site (22.24 acres). The request would rezone the western and northeastern portions of the site to R-6-CU. Proposed conditions apply a density limit to the site and prohibit certain uses.\n.\nThe item appeared at the April 28\, 2026\, Planning Commission meeting.
