Design Alternates – New Business \n\n\n     \n\n\n\nD.1 DA-8-2025: 6011 Chapel Hill Rd \nWHEREAS ATC Edge\, LLC\, property owner\, requests a design alternate to provide a 3- foot 5.5-inch parapet in lieu of the required 8-foot parapet per UDO Section 7.2.5.D.2. in order to screen a proposed roof mounted chiller and a roof mounted condenser. The design alternate is in conjunction with a proposed 3\,634 sf building containing a data storage facility on the approximately 2.78-acre property zoned IX-3-PL located at 6011 Chapel Hill Road. (SPR-0139-2025) \n\n\n\n\n\n\nD.2 DA-9-2025: 0\, 2310\, and 2340 Compassionate Drive \nWHEREAS Compassionate Tabernacle of Faith – Missionary Baptist Church\, Inc.\, property owner\, requests design alternates to the roadway and streetscape requirements set forth in UDO Section 8.5.4.D. for the first 0 feet to approximately 710 feet of Compassionate Drive (a Multifamily Street)\, as measured South to North: (i) to provide no parking on the western side of the cross section; (ii) to provide a 5 foot planting strip in lieu of the required 6 foot planting strip on the western side of the cross- section; (iii) to provide no sidewalk in lieu of the required 6 foot sidewalk on the western side of the cross-section; (iv) to provide no maintenance strip in lieu of the required 2 foot maintenance strip on the western side of the cross-section; (v) to provide no utility placement easement in lieu of the required 5 foot utility placement easement on the western side of the cross-section; (vi) to provide no parking on the eastern side of the cross section; (vii) to provide a 5 foot planting strip in lieu of the required 6 foot the \n\n\n\n\n\n1 of 21 \n\n\n\n\n\n\n\nrequired planting strip width on the eastern side of the cross-section; and (viii) to provide a 3.5 foot utility placement easement in lieu of the required 5 foot utility placement easement on the eastern side of the cross-section. In addition\, the applicant requests a design alternate to the roadway and streetscape requirements set forth in UDO Section 8.5.4.D. for the next approximately 710 feet to 1\,340 feet of Compassionate Drive (a Multifamily Street)\, as measured South to North: (ix) to provide no parking on the eastern side of the cross-section.
