In addition\, the applicant requests design alternates to the roadway and streetscape requirements set forth in UDO Section 8.5.4.D. for the next approximately 710 feet to 1\,340 feet of Compassionate Drive (a Multifamily Street)\, as measured South to North: (xi) to provide no parking on the eastern side of the cross-section; and (xii) to provide no sidewalk in lieu of the required 6 foot sidewalk on the eastern side of the cross-section. Last\, the applicant requests a design alternate to the roadway and streetscape requirements set forth in UDO Section 8.5.4.D. from approximately 1\,340 feet to the end of Compassionate Drive (a Multifamily Street)\, as measured South to North: (xiii) to provide no parking on the western side of the cross-section; (xiv) to provide no parking on the eastern side of the cross-section; and (xv) to provide no sidewalk in lieu of the required 6 foot sidewalk on the eastern side of the cross-section. All requests are in conjunction with a proposed 200-unit apartment complex on the approximately 10.81-acre property zoned RX-4-CU\, R-6\, and SHOD-1 located at 0\, 2310\, and 2340 Compassionate Drive. (ASR-0040-2025).\n\n\n\n\n\n\n\n\nD.2\n\nPLANDEV – DA-11-2025 – 8415 Honeycutt Road\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\nDA-11-2025 WHEREAS Eloise Greene Heirs\, property owners\, request: (1) a design alternate to the street cross-section requirements set forth in UDO Section 8.5.4.A. for proposed Street A\, a Neighborhood Yield street\, to provide no sidewalk in lieu of the required 6 foot sidewalk on the north side of the cross-section; and (2) a design alternate to the street cross-section requirements set forth in UDO Section 8.5.5.B. for Honeycutt Road\, an Avenue 2-Lane Divided street\, to provide a 2 foot planting strip in lieu of the required 6 foot planting strip. All requests are in conjunction with a 28-lot subdivision on the approximately 14.15-acre property zoned R-6-CU and FWPOD located at 8415 Honeycutt Road (SUB-0041-2025).\n\n\n\n\n\n\n\n\nD.3\n\nPLANDEV – DA-12-2025 – 10856 Globe Road\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\nDA-12-2025 WHEREAS RALEIGH (GLOBE RD) ARD CGP LLC\, property owner\, requests the following design alternates: (1) to provide 179 square feet (43%) transparency in the 3-foot to 8-foot zone in lieu of the minimum 208 square feet (50%) required on the ground story of the building façade facing Globe Road per UDO Sections 3.2.5.F. and 1.5.9.; (2) to provide 99 square feet (13%) transparency in the 0-foot to 12-foot zone in lieu of the minimum 246 square feet (33%) required and 30 square feet (12%) transparency in the 3-foot to 8-foot zone in lieu of the minimum 123 square feet (50%) required on the ground story of the building façade facing Confluence Drive per UDO Sections 3.2.5.F. and 1.5.9.; and (3) to install windows with 38% transparency and external reflectance of 11% in lieu of a required transparency above 80% and external reflectance of less than 15% per UDO Section 1.5.9.B.4. All requests are in conjunction with a proposed 6\,139 square foot general building to be used for vehicle fuel sales and retail sales on a 2.23-acre property zoned CX-3-PK located at 10856 Globe Rd (ASR-0045-2025). \n\n\n\n\n\n\n\n\n\nD.4\n\nPLANDEV – DA-13-2025: 10100 Lumley Road\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\nWHEREAS RAL-LOT 3 LLC\, property owner\, requests the following design alternates: (1) complete relief from the Avenue 4-Lane Divided right-of-way dedication and streetscape requirements per UDO Section 8.5.6.B for Lumley Road; (2) complete relief from the Avenue 4-Lane Divided right-of-way dedication and streetscape requirements per UDO Section 8.5.6.B for Arco Corporate Drive; and (3) to allow the proposed service area to be located in front of the building in lieu of being located to the side or rear of building as required per UDO Section 7.2.5.C.1.
